summer beach rentals: what to look for

Planning a summer getaway with family can be exciting, but choosing the right vacation rental can make or break the trip. A great rental does more than provide a place to sleep—it creates a comfortable home base where everyone can relax, recharge, and enjoy time together. Before booking your next summer stay, here are some key things families should look for in a vacation rental.

enough space for everyone

One of the biggest advantages of vacation rentals over hotels is space. Families should look for properties with enough bedrooms and common areas so everyone can spread out. Multiple bathrooms, a spacious living room, and a dining area large enough for shared meals can make the stay much more comfortable.

For our family of 5, we need 2, preferably 3, bedrooms and 2 bathrooms. A tub is preferred but not totally needed.

The layout makes a huge difference. Open living spaces make it easier for parents to keep an eye on younger kids, while separate sleeping areas allow for quiet time when needed. If you’re traveling with toddlers or babies, check whether the rental has stairs, balconies, any ungated water access (including pool / beach / lake) or other features that may require extra supervision.

Eating out for every meal can get expensive and exhausting, especially with kids. A fully equipped kitchen—with cookware, utensils, a dishwasher, and plenty of fridge space—makes it easier to prepare quick breakfasts, pack picnic lunches, or cook family dinners.

laundry access

For summer trips involving beaches, pools, or outdoor adventures, laundry facilities are a huge plus. Having a washer and dryer in the rental means fewer packed clothes and less stress if kids get messy.

kid-friendly amenities

Small details can make a big difference when traveling with children. Look for rentals that offer things like high chairs, cribs, board games, beach gear, bikes, or even a small play area. Some properties also provide pool access, which can be a major highlight for kids during summer trips.

location

The best rental is often close to the places you plan to visit most. Consider proximity to beaches, parks, attractions, grocery stores, and restaurants. A walkable neighborhood or short driving distance to activities can save time and reduce travel stress.

With beaches in particular, we need to make sure the beach is walkable or that parking is an easy, no-drama situation. We prefer to not have to worry about parking permits, paid parking, etc.

Also checking safety and neighborhood amenities is key here. Safe walkability and having a grocery store nearby are incredibly important!

host vibe

I always recommend messaging the host ahead of time to introduce your family, and mention your kids’ ages, what you are hoping to do in the area. We are looking for: responsiveness, experience hosting families before, and overall vibe.

Also check the reviews and search for reviews from families / anyone traveling with kids.
